The camel has its nose under the tent once again. Delta County Planning Department’s latest proposed subdivision regulations will, in time, affect all of us; not just subdivision dwellers. Mark my word.
Here are some of the requirements of the latest proposed regulations: Open space fees, “suitable” covenants, resource-preservation plans, scenic-impact reports and homeowners associations to name but a few.
Each of the above requirements means additional, major expense to any subdivider’s cost. This, of course, is passed on to future purchasers. It also ensures that only major-league, big-buck land developers will be able to subdivide.
Forget the small, independent builders and contractors whose livelihoods depend on building a few homes each year. Forget those of us who grow too old or weary to continue farming or ranching and need to subdivide a portion of our home place. Forget about the future generations of locals who would like to remain in our beautiful Delta County.
It would seem that the Delta County Planning Department, as well as two out of three of our present county commissioners, prefer turning Delta County over to wealthy outsiders. Pitiful.
We have fought against subdivision regulations, building codes and zoning time and again. Here are the dates of the public meetings coming up. Try to attend at least one, particularly the last one being held in Delta:
Tuesday, July 1 — Crawford Town Hall, 7:00 p.m.
Tuesday, July 8 — Hotchkiss Memorial Hall, 6:00 p.m.
Thursday, July 10 — Delta County Courthouse, Room 234, 6:00 p.m.
